One of the most pressing questions for homeowners in Bedford looking to rewire their home is: How much will it cost to rewire my house? In this article we will be looking at the REWIRE Costs for 2024/2025 using our average pricing here at NRG Electrical Installation Services in Bedford & Bedfordshire.
There are so many variables that affect the cost of a rewire in a Bedfordshire property and as such, a fixed price for all houses will not be possible to guess but we can estimate and get a rough idea before you start contacting electricians for quotes.
First things first, the paperwork. The requirements for documentation following a rewire are that the homeowner should receive an Electrical Installation Certificate and a Building Control Compliance certificate (sometimes called PART P Document). The electrician should be able to provide both of these, included in the quote price.
If the Installer cannot provide you with both of these important documents, you shouldn’t be engaging in their services and seek someone who is upfront about these and shows it on their Estimates.
Now a few important points to consider….
How many sockets do I want? ⚡
This ultimately depends on the size of your home but in general the more sockets that you require the higher the cost is going to be so first things first, work out how many sockets you need and where they need to go.
Make sure you add at least 2-3 per room as many electricians will not allow just one per room as this could lead to an overload later on.
More now will mean not having to add some later on when you buy other items that require power, and in turn save you money and having to re hang that nice wallpaper in your Lounge….
How many switches do I need?
This again depends on the size of the house but rule of thumb is one per room, but if you have Downlights or wall lights you may want a separate switch for each set of lights. Also if you have two points of entry/exit you may want two or even three switches for one set of lights. External lighting may also require a switch.
Downlight or not to Downlight that is the question?
We get asked this all the time, but the answer is usually always the same, we always recommend downlights in the kitchen and bathrooms as a minimum, they offer a great coverage of lighting, the amount will depend on the size of the room. Just ensure there aren't too many in bedrooms etc as these generally require a more subtle approach.
Don’t forget about other electrical equipment in the home! 🏠
When you are considering your needs for your home rewire and need to know the Cost remember that your gas boiler needs power as well. Your automated garage door, outside lighting, shed supply and gas hob all need electrical supply to them for them to work. Do you want an electric shower installed? A car charger? Are you likely to want more sockets in the kitchen? All of these things need to be considered.
What about internet and data?
Hardwiring is always better for signal than wireless regardless of how good technology becomes. It is entirely possible for your electrician to run a data point to each room during the rewire so that items can be hardwired and even a WIFI mesh system can be set up for you to experience flawless WIFI on mobile devices in each room. A WIFI mesh system works best when each point is hard wired.
Electric Shower? 🚿
Depending on the Type of boiler/ size of house you may want an Electric Shower as a secondary/emergency source in case your boiler fails, and you have no other means to wash in warm water etc.
It can be quite expensive to install as the cost for the cable is generally larger and costs more to purchase per metre, also they can be expensive to run and buy in the first instance.
Smoke detectors?
We always recommend getting these installed as part of a rewire with them being hardwired with a 10-year battery back-up, replacing the battery will be one less thing you’ll have to worry about and know your home is always protected.
Generally, you'll need one the in hall and landing and a heat detector in the kitchen but again this varies from house to house.
External Power Supplies to outhouses or the Garage?
You may wish to have power run to a garage, shed or summerhouse/garden room etc, its always best to get this completed when you are carrying out a rewire, this saves time having to work out routes later on when accessibility may be a problem, even if you just run a cable in and do the rest later it will save you so much of a headache.
